Who pays the Realtor fees?
The Sellers on each property offers a specific amount they are willing to pay the Buyers Agent. This means that you are not responsible for paying your Realtor's commission.
Should I talk with a Lender before looking at homes?
You should always speak with a lender before looking at homes. They will be able to pre-qualify you and give you a maximum purchase price. By knowing this number you can look at homes that are in your price range.
How long does it typically take to purchase a home?
The industry standard is around 30 days after you have a signed purchase agreement on a home.
Do I buy the home as-is or do I get an inspection?
After going under contract you will have an opportunity to get a home inspection done where the inspector will test all the major components of the home such as the electrical, HVAC, plumbing, etc. After the inspection, you'll have the ability to negotiate with the Seller on any repairs.

There's no concrete answer for this as the market is always fluctuating, however, having a knowledgeable Realtor on your side will help you determine if now is the right time.
